Questions & Answers

What you probably want to know

These are the questions we hear most often, starting with the one people ask first. If yours isn't here, the quickest route is a WhatsApp message.

The question we get asked most

Is the property secure?

The compound is enclosed on all sides. The property backs onto a lake. On the far side of it lies Ngong Forest Sanctuary, electric-fenced and managed as a national forest reserve. Kenya Forest Service rangers patrol the Sanctuary. That side looks after itself.

At the gate there is controlled access and cameras, with a security guard on duty at night and a groundsman during the day. Each cottage has a panic button linked to Ultimate Security and its own siren. A manager lives on the property full time, not managing from afar, alongside the groundsmen and security team who are also resident and work as a team, always willing to help with any questions or concerns.

We are members of the Miotoni Residents Association, which keeps members informed on local security and runs its own WhatsApp group for real-time updates on the wider area. Security is not an afterthought here.

How long are the tenancies?

One year minimum, though many tenants stay for several years. We are flexible for shorter stays depending on availability and circumstances. More a home, less a stopover.

What deposit and paperwork is required?

Two months rent, payable at signing, and a signed tenancy agreement. We do not ask for extensive referencing, but we do ask that the conversation before a viewing is honest on both sides.

How big are the cottages?

Two bedrooms, with either one or two bathrooms depending on the cottage, fully furnished throughout. They suit professionals and couples well; they are not designed with families in mind.

What is included in the rent?

The cottages come fully furnished: kitchen appliances, cookware and flatware, a fireplace, and a private veranda. Included in the rent: mains power, water, security, garden service, wifi and rubbish collection. Cottage cleaning is handled by a professional cleaning company who use our onsite laundry and facilities, invoiced directly to tenants each month. Bedding and towels are not included. Most tenants prefer to bring their own.

What is the wifi like?

JTL fibre-optic, running throughout the property. If the line drops, cellular failover kicks in automatically. Backup power keeps the wifi running through outages. Work rarely has to stop.

What happens during power cuts?

Each cottage has an inverter and battery bank that covers essentials during outages: lights, fridge, wifi, and sockets for laptops and televisions.

Where does the water come from?

Both a borehole and mains supply, so the cottages are not dependent on either alone.

Is there parking?

Two dedicated spaces per cottage, with additional room for guests.

Who looks after the property?

A manager is based on site, with a senior housekeeper, groundsmen and security all living on the property. The place is properly looked after.

Who tends to rent here?

Professionals, singles and couples of any age. We have also been a very good fit for birders, people who love to fish, retirees and artists. Anyone, really, who is drawn to living close to nature and values the quiet that comes with it.

Do you accommodate corporate, NGO, or diplomatic tenancies?

Yes. We have approved arrangements with several NGOs, UN agencies, the World Bank and a number of large companies. Diplomatic leases are available.

Are pets allowed?

No. The forest has its own residents, and we keep the balance.

Living in the forest

The property sits inside a genuine remnant of old indigenous forest, with a lake on one side and Ngong Forest Sanctuary electric-fenced beyond it. You will share it with bushbabies, hyrax, genets, mongooses and an extraordinary number of birds. It is one of the reasons people love it here. If you find wildlife a nuisance rather than a delight, this may not be the right place.

Is Nairobi safe?

It requires awareness, as any large city does. Karen is one of the most established residential areas in Nairobi and people live here well and for many years, including a large diplomatic and international community whose presence here is itself a reasonable indicator. There are parts of Nairobi best avoided after dark, and common sense applies on the roads and in busy areas. Most of what you read online represents the worst, not the average. The majority of people who move here are surprised by how liveable it is.

Is there malaria in Nairobi?

No. Nairobi sits at around 1,700 metres above sea level, which puts it well outside the malaria belt. It is one of the things that makes living here genuinely comfortable. If you are travelling to the Kenyan coast or lower-altitude areas, you may want to take precautions, but within Nairobi the risk is negligible.

What is the weather like in Nairobi?

Mild, and reliably so. The altitude keeps temperatures between roughly 18 and 25 degrees Celsius for most of the year, with no real heat and no real cold. There are two rainy seasons: the long rains from March to May, and a shorter season in October and November. The rest of the year tends to be sunny. There is no coastal humidity. Most people who move here are pleasantly surprised.

What is Nairobi actually like?

Nairobi surprises most people. It is a genuinely international city, home to the UN Environment Programme and UN Habitat headquarters, a large diplomatic and NGO community, and Kenyans from across the country and continent. The restaurants are world class, the gyms, the culture, the social life and the infrastructure are all there. And Kenyans themselves: warm, professional and genuinely welcoming. Karen is one of its most comfortable suburbs to live in.

How do I find the property?

The property is on Miotoni Road in Karen. We will send you a location pin when a viewing is confirmed. Miotoni Road is well known in Karen and straightforward to find on Google Maps.

How does the viewing process work?

We start with a telephone conversation, and may ask for references before arranging a viewing. If it feels like a good fit on both sides, we take it from there. Viewings sometimes involve more than one person from your side, and we are entirely comfortable with that.
